The owner has reached retirement age and built this complex in the hope that his 3 sons would wish to take it over, this is not the case and the reason that the business is available. His proposition is to offer a secure lease (5 year renewable) for 220,000 with a rent of 6,000 euros a month, for the initial 6 months the rent will be 3,500 per month to give the new owners the chance to build up the business. The right to buy would work as follows, the owner would require that the new owner’s decided if they wanted to buy at the end of year 2 (they can of course continue to rent for the remainder of the lease), at the time of purchase he will return 90% of the cost of the lease and 40% of the rent paid to that date.
